Find it first
Leaks only get worse. A slow drip inside a wall or a burst pipe under the floor can wreck ceilings, floors and stormwater, so it pays to get onto it early.
For leaks you can't see, we use electronic pipe locators and acoustic tracing gear to pinpoint the problem before anything gets opened up. We'd rather spend the time finding it than smash a hole in the wrong spot. And we only quote on what will fix it, not what might.

Leaks we fix
- Dripping taps, mixers and toilet cisterns
- Concealed and burst water pipes
- Leaks under slabs and inside walls
- Roof, box gutter and downpipe leaks
- Stormwater and balcony drainage
- Water ingress investigations in units
Strata and insurance
Water coming through a ceiling in a unit block is rarely simple. We'll work out where it's coming from, whether it's common property or the lot owner's responsibility, and put it in a written report with photos for the strata manager, owners or insurer.
Common questions
How do you find a leak you can't see?
Electronic pipe locators, acoustic listening gear and sometimes a drain camera. We trace the pipe, listen for the leak and narrow it down before anyone opens a wall or lifts a tile, so the hole goes in the right spot.
Is there a cost for leak detection?
Tracing a hidden leak takes time and gear, so there can be a cost for the investigation itself. We'll tell you up front, and once we've found it you get a fixed price for the repair. There's no call out fee.
My water bill has jumped. Is it a leak?
Often, yes. Turn every tap off and look at the water meter. If the dial is still moving, water is going somewhere. Give us a call and we'll track it down.
Water is coming through my ceiling from the unit above. Who pays?
Depends where the leak is. A shower or bath waterproofing failure is usually the lot owner above. A pipe in the slab or a common wall is usually common property. We find it, put it in a written report with photos, and the strata manager or insurer sorts out who pays.
Can you provide a report for my insurer?
Yes. Findings, photos and what we recommend, in writing. Loss assessors ask for it and we'll talk to them directly if it helps.
Should I replace my flexi hoses?
If they're more than about ten years old, or you can see rust or bulging on the braiding, yes. A burst flexi hose under a sink is one of the most common causes of flooding in units. The video below shows what to look for.
