Central hot water in unit blocks
Plenty of apartment buildings heat water in one place and send it to every unit. That might be a bank of heaters or storage tanks in a plant room, a basement or on the roof, with pumps that keep hot water moving around the building.
When it's working, nobody thinks about it. When it isn't, the strata manager's phone rings all morning.

When the whole building loses hot water
If a shared system goes down we treat it as an emergency. We find out what has failed, get hot water back on as quickly as the fault allows, and tell you what's needed for a lasting fix.
Call 02 9398 1397. We answer 24/7.
Recirculation pumps
A recirculation pump keeps hot water moving through the building so it's hot at the tap, not just in the plant room. When a pump fails, the units furthest away run cold first. We repair and replace recirculation pumps and the valves around them.
Planned checks
Hot water plant lasts longer and fails less when someone looks at it regularly. We can check the heaters or tanks, valves, pumps and controls on a set schedule and tell the committee what's coming up, so a replacement can be planned instead of rushed. That can be part of a planned maintenance program for the building.
Older buildings sometimes still run on roof hot water storage tanks. We look after those too. See heritage plumbing.
Common questions
The whole building has no hot water. What do we do?
Call us on 02 9398 1397. We answer 24/7 and treat a shared hot water failure as an emergency.
Do you replace central hot water plant?
Yes. We'll tell you what's failing, what the options are, and give you a fixed price before we start.
Why are some units getting lukewarm water?
Often it's the recirculation pump or a valve on the return line. The units furthest from the plant usually notice first.
Can you check our hot water plant on a schedule?
Yes. We can set up planned checks and give the committee a written report with what's coming up.
Do you look after older roof hot water tanks?
Yes. Roof hot water storage tanks are still in plenty of older buildings and we repair and replace them.
